Citrus Hills’ Ideal Micro-Climate

Citrus Hills’ Ideal Micro-Climate

A unique series of geographical and atmospheric conditions converge at the Villages of Citrus Hills to create an ideal micro-climate that is different from anywhere else in Florida. The combination of our exceptional coastal elevation, world-renown springs, and position within the state mean that Citrus Hills’ summers tend to be cooler, breezier, and less humid, and our winters warmer and milder than elsewhere in Florida. This allows you to enjoy our world-class Resort-Style Living™ 365 days a year!

Coastal Elevation

When most people think of Florida—they think flat, hot, and humid. When you experience the Villages of Citrus Hills, you will discover incredible elevations, cooler temperatures, and gentle breezes. A quick look at the data explains why:

Coastal Florida Elevations

  • Naples: 3.28 ft from sea level

  • Key West: 3.29 ft from sea level

  • Miami: 6.56 ft from sea level

  • Bradenton: 5.91 ft from seal level

  • Fort Myers: 10.1 ft from sea level

  • Citrus Hills: Over 240’ above sea level!

As a third-generation family business, the Villages of Citrus Hills is built upon the vision and values of its founders-Sam Tamposi and Jerry Nash. Born on a dairy farm in New Hampshire to Romanian immigrants, Sam Tamposi was committed to the American dream. Through hard-work, integrity, and perseverance, he rose from a door-to-door Electrolux Vacuum salesman to become one of the nation’s most successful real estate developers.

Always on the lookout for new opportunities and challenges, Sam and Jerry would traverse Florida in their twin DC-3 airplane, searching for the perfect location to build a world-class community. Flying over what is today the Villages of Citrus Hills, they were captivated by the rolling hills, mature live oaks draped with Spanish moss, and the untouched coastline of Citrus County. This was the spot! Landing the plane on a grass strip between rows of watermelon, Sam and Jerry purchased the first 2,000 acres of land with a handshake deal in 1968. Over the next decades, they accumulated over 10,000 acres of gorgeous land while meticulously planning, designing, and envisioning a community unlike any other.
